Detached Backyard ADU West Hills, Los Angeles Rental income + long-term property flexibility

THE COMPLEXITY

Building a ground-up ADU on an existing lot isn't simple. It requires:

  • Zoning compliance and setback requirements

  • New foundation and structural work

  • Dedicated utility connections and metering

  • Full systems coordination (plumbing, electrical, HVAC)

  • Fire-rated assemblies and life-safety compliance

  • Site planning that respects the occupied main home

  • Permitting and city inspections

The real challenge: How do you add a new dwelling without disrupting the existing one? How do you preserve what they already love (pool, outdoor space, privacy) while creating rental income?

THE CHALLENGE

Homeowners approaching retirement face a tough question: How do you stay in your home and make it work financially for the next 20+ years?

This family didn't want to move or downsize. Instead, they wanted their property to work smarter—generating stable, supplemental rental income while they continued living in their main home.

The solution: a new, detached backyard ADU designed as a truly independent home for reliable tenants, while preserving the privacy and lifestyle they'd built.

OUR APPROACH

Phase 1: Site Planning & Design We positioned the ADU carefully on the lot to preserve the homeowners' outdoor space. The existing pool remained fully intact and usable. Windows and doors were strategically placed to maximize natural light while maintaining privacy between homes.

The final design includes:

  • Private bedroom with storage

  • Full modern bathroom

  • Complete kitchen for everyday living

  • Bright, open living area

  • In-unit laundry

  • Separate entrance (fully independent)

Phase 2: Infrastructure & Permitting New foundation, dedicated utility connections with separate metering, full plumbing/electrical/HVAC systems. We navigated every zoning requirement and got full city approval before breaking ground.

Phase 3: Construction Careful sequencing allowed us to build efficiently while the homeowners stayed comfortable in their main home. No major disruptions, no surprises.

THE RESULTS

A fully independent, rental-ready backyard ADU. The homeowners got:

  • Stable supplemental retirement income

  • Increased property value

  • Privacy between dwellings

  • Their pool and outdoor space fully preserved

  • An owner-occupied investment they control

But here's what makes this future-proof:

New CA legislation (like SB 9) has opened unprecedented flexibility for property owners. This lot is large enough that the homeowners have options they didn't anticipate when they started:

  • If they choose to keep the main home and rent out both properties (ADU + future development)

  • If they decide to fill in the pool and add a second ADU down the road

  • If they want to eventually subdivide and build multiple units

  • If they decide to leave the home entirely, they're not stuck with outdated zoning—they can adapt to whatever the market and their life needs

They're not building for today. They're building for optionality. That's the difference between a one-shot project and a truly flexible property.
